Listing Broker Commissions are Negotiable

As with everthing in life, Real estate commissions are negotiable. When a professional listing agent inspects your property they are guaging your saleability. This is usually from a perspective of years touring thousands of homes with many different types of buyers.

In my experience I have concluded; You can have it FAST, You can have it cheap, or you can have it easy. From those three you can only have two.

Agents are also considering your life situation and whether you will be buying another property with the same agent.

Will you absorb the advise offered with regards to;

  • cleaning out the garage
  • repairing the cracks in the drywall
  • Landscaping and raking leaves in the front and back yard
  • repainting the family room and kitchen
  • Decluttering the Basement and all closet areas.

 Will the property be available;

  • for showings on short notice to show prospective buyers
  • Sparking Bristol Clean at all times
  • Will you be vacating during the sale Process
  • Staged for maximum IMPACT

Promotion and Marketing

To reach the BUYERS requires experience and skill. CD Packaged presentations, Promotional Materials, Personal Presentation Brochures, Colour Feature Sheets, Negotiated Specials with Vendors of Flooring, Painting & Merchandise, Neighbourhood announcements, Open Houses to name just a few.

Often the subtleties of capable negotiations, services and experiences are overlooked for the perceived value of a lower commission.

One trend that I have observed lately is the marketing of properties at 5 to 10% over market, where at some point the agent has (allowed) the owner to push the price higher as a trial marketing period.

As with any product, that is inventory, available for sale, once presented and on the market it will become stale, and potential buyers and agents will wonder why it has not been marked down.
